Bouncing Mortgage Rates

Although stocks are nearly flat, MBS have continued to move lower this morning following Friday's Employment report. The labor market data came in very close to expectations, but MBS dropped sharply. Every morning, S&P upgraded the US sovereign credit outlook, meaning that it's less likely to lower the credit rating for US government debt in the future.




THE TALK: Confronting a Neighbor Who's Hurting Your Home Value

Love Thy Neighbor?? Yeah, right. We're lucky if we can even tolerate them. A recent survey by Harris Interactive and State Farm Insurance found that 60% of Americans have a pet peeve with someone who lives nearby. A bad neighbor can make your life a total nightmare!!At the extreme, certain next-door nuisances, such as annoying pets, unkempt yards, foul orders, dangerous trees, and various other things could reduce your personal home value by at least 5% or MORE! A real estate buddy of mine stated that he sold a house for nearly 8% less than comparable homes nearby, cause by the fact BUYERS hated the large snarling dogs, and rundown conditions that the dogs had left the backyard. Be mindful of who you live by, and remember ....LOCATION, LOCATION, LOCATION. And do your own due diligence on your potential neighbors. Call local authorities for crime statistics, and if there have been major issues with other neighbors in the area!!!!!  

History Is On Your Side

Real estate has historically appreciated at about an average of 4% per year, and that is just on the capital invested. Real Estate (Residential & Commercial), just like other investments, goes through cycles. These cycles go from a high point to a low point and then return again. The two variables are value (beginning and end) and the time it take to go through the cycle. One major plus in this economy is that attractive prices make for better cash flowing market rental income. Having weighed all of the economic factors like interest rates, money supply, net migration and job growth, the ultimate drivers are emotion & consumer confidence. If newspapers say "bubble"often enough, most investors will hunker down and avoid the pending crash. Real estate investment is about timing. There is a time to invest, a time to hold, a time to sell and a time gamble. Getting this right is 99% of the game. The good news is, unlike the stock market, a downturn in the real estate market is not a national phenomenon. It differentiates between markets, neighborhoods, properties and even the financing structure each and every home buyer or investor has in place.
